How We Sold The Tampines Trilliant in 12 Days!

Hello,

I’m Eunice Lam, the Listing Manager from the PropertyLimBrothers team.

Today, I will be sharing how our team sold a listing at The Tampines Trilliant, and the ups and downs of the listing.

The Tampines Trilliant is an executive condominium located in the heart of the Tampines Central estate. It is completed in 2015 and is considered a relatively new residence. A 10-minute walk away from Tampines MRT Station, The Tampines Trilliant provides comfort to residents seeking convenience.

The owners of the unit, Sam and Ashley, are a local Singaporean couple with a lovely daughter. The family of 3 had decided to sell off their unit at The Tampines Trilliant as they wanted to move to an estate someplace closer to their daughter’s desired primary school.

 

Here are some initial problems faced when we saw the listing:

  1. The common room of the unit was clustered and messy.

  2. The owners are at home while the agent is conducting the viewing and turns out that the owner at times who is more familiar with the house and the surrounding, presented the unit to buyers, sharing the pros of the residence. The buyers who may be shy or do not want to comment much especially when everyone knows all owners including buyer themselves are always house proud and hence do no dare to raise their concerns during the viewing.

  3. There was a high level of competition within The Tampines Trilliant as the residence was reaching the MOP.

 

What solutions did we plan for?

  1. We asked the owners to rearrange their furniture in the common area so as to showcase a bigger area of space.

  2. We advised owners to excuse themselves when viewing is ongoing and to allow all presentations to be done by PropertyLimBrothers Listing manager.

  3. Utilized various marketing platforms such as Facebook and YouTube, to advertise and differentiate the unit from the others in the residence.

Despite the efforts of the challenges with solutions configured, more problems started to arise upon marketing the listing to the public. This included:

  1. Blockage of view from the balcony, due to the construction of future upcoming developments.

  2. Cabinets in the study room had to be removed as most buyers would prefer the space of a third bedroom.

New solutions we planned for:

  1. Due to the concern raise by few of the buyers, our team suggested the implementation of a zip track for the balcony area, allocating the space for the dining area.

  2. If the buyers would prefer the removal of cabinets in the study room, we have rough quote from our ID partners and advise buyers who wants to 3rd Bedroom the reinstatement cost for them to work on financial planning.

By tackling our new challenges efficiently and effectively with our ideas, we managed to sell off the unit in a total of only 12 days over 2 weekends of open house!

We eventually closed the listing after a valuation of $1.16 million from the buyer. The Chinese couple who had decided to purchase the unit needed a direct purchase with no further extensions.

The family of 4 stumbled upon our adverts through the online platform of Facebook.

They purchased the unit at The Tampines Trilliant due to the convenience of the residence. Amenities such as shopping malls, parks, and restaurants located walking distance from the apartment provided the satisfaction of convenience to the buyers.

From this experience, I have learnt that with a positive mindset and right attitude when facing a challenge, no matter how big the challenge is, we will be able to accomplish our goals!
