How We Sold Palm Isles

Hello!

I’m Alan Koh, the Listing Lead from the PropertyLimBrothers team.

 Today, I will be sharing how our team sold a listing at Palm Isles.

Palm Isles is a condominium complex located in the estate of Flora Drive. The project was completed in 2015 and is considered a relatively new residence.

Our sellers, David and Eileen, a lovely married couple, decided to sell off their property in Palm Isles as they wish to move back into their first matrimonial house.

Upon visiting the unit and researching of the development, we noticed some problems that may be a turndown to potential buyers.

Problems we noticed about this unit/development:

  1. The unit was cluttered and messy.

  2. Lack of accessibility into the residence, nearest MRT Station (Tampines East) is 1.08km away.

  3. Lots of competitors within the vicinity, most of them are freehold development.

  4. West sun drawing into the unit.

Solutions we planned to tackle these problems:

  1. We asked the owners to declutter the apartment before viewing sessions.

  2. Reassured potential buyers that bus stops are located right outside the condominium complex.

  3. Advertise the unit on Social Media Platform (e.g. YouTube, Facebook and Instagram).

  4. Provided the alternative of installing zip tracks at the balcony, if the west sun was a concern.

However, after resolving the problems we faced, more challenges started to arise once the listing we started marketing to the public.

Low viewership count on the promotional video

To tackle the low number of viewers on our video, the team had prepared several rounds of adjustments dedicated to improving the adverts.

After re-launching with a new marketing strategy, we manage to sell the unit within one and a half months for $1.05 million, after the valuation from banks (e.g. UOB, OCBC).

It was purchase by a Chinese family who appreciates the location for its convenience to their workplace. They also love the peaceful and homely atmosphere it provides.

From this experience, I have learnt that by monitoring the marketing strategies implemented, the slightest adjustments can have an impact on the listing.
