How We Sold 381 Clementi Ave 5 in 2 Weeks!

Hello there!

I’m Alan Koh, the Listing Lead from the PropertyLimBrothers team.

Today, I will be sharing how we sold a listing at 381 Clementi, along with the challenges we faced along the way.

This unit at 381 Clementi just 800 meters away from Clementi MRT Station. With near and easy access to supermarkets, clinics, and preschools, perfect for new families with its lifestyle amenities.

The owners, Yuzhe and Yuyi, were permanent residents residing in Singapore. The sisters had decided to sell off their apartment in Clementi as one of them was returning to China.

Here are some initial problems faced when we saw the listing:

  1. The apartment was cluttered and messy.

  2. The painting was in multiple colours.

  3. The owners were moving out, and thus the furniture would be gone.

  4. One of the owners was in China, and no longer a PR in Singapore.

What are the solutions we had planned?

  • First, we contacted the owner to store all unused items and tidy up the unit.

  • Secondly, we advised them to re-paint the whole apartment to white.

  • Thirdly, we brought in our staging team to staging up the unit.

  • After the preparations were complete, we guided the owner to do a POA (Power of Attorney) and LOA (Letter of Authorisation) of the unit, in aid of paperwork issues.

Upon tackling the problems identified when we first visited the unit, more challenges had risen when the team marketed the listing. There was a high level of competition within the estate of Clementi.

To solve this issue, our team differentiated ourselves by use of marketing platforms to promote the unit (Facebook, Instagram & YouTube).

After revamping the listing, our team managed to sell the unit in 2 weeks!

The unit was purchase by an Indian family at the valuation of $475,000. After coming across our promotional video via Facebook, they decided to purchase it as their first matrimonial house.

One of the deciding factors for the buyer was the quiet and cosy atmosphere this unit provided. And with the aid of the full staging, they were able to visualize the placement of furniture.

From the experience of selling this unit, our team had learnt the importance of promotional tools, and the fast effects it could positively impact on a listing!
