Located in District 18 at Pasir Ris, The Esparis is a 99-year leasehold executive condominium completed in 2002. The development comprises 274 units in total across five blocks and obtained its Temporary Occupation Permit (TOP) in 2005.

Location Analysis

The Esparis is situated at Pasir Ris Drive 4, in District 18 and offers residents a strategic advantage in terms of convenience, accessibility, connectivity and a well-rounded living experience.

The Esparis is a 4-minute walk from the Pasir Ris East MRT station. The Pasir Ris MRT and Loyang MRT stations are 1.2 km and 1.4 km away, respectively, from the development, giving residents access to the upcoming Cross Island Line (CRL) and the East-West Line (EWL). Additionally, there are several bus stops within walking distance (2-5-minutes) of Esparis that connect residents to different areas of the city.

Residents also have easy access to shopping centres like White Sands and Loyang Point, grocery stores and other amenities for their grocery runs, daily needs, healthcare facilities, entertainment and recreational spaces. Within walking distance, residents will find popular outlets such as Giant, Giant Super, and various local shops and restaurants, ensuring hassle-free grocery runs and dining options. 

Moreover, The Esparis residents have easy access to recreational spaces and green areas for outdoor activities. Nearby parks including Sea Shell Park and Nautical Park @ Pasir Ris offer tranquil settings for relaxation and strolls, while a dedicated children’s playground provides a safe and enjoyable space for kids to play.

For families with children, The Esparis is strategically located with convenient access to numerous educational institutions that cater to all grade levels, within walking distance. These include schools such as YWCA Preschool @ Pasir Ris, LEAP SchoolHouse, Casuarina Primary School, Loyang View Secondary School, and Pasir Ris Crest Secondary School.

In addition to these educational facilities, residents can find several tutoring centres close to The Esparis. Both Lynn Tuition Centre and Excellence Edu-Centre are located within a 5-minute walk from the development, providing families with easy access to supplementary educational resources.

Site Plan

The Esparis sits at approximately 13,983 sqm of land with Sea Shell Park behind it, and comprises 274 units. These units are spread across 5 blocks, 28 stacks and 10-storey buildings. As the 5 buildings run parallel to each other, there are three different facings–the main entrance facing, internal/pool facing, and the Sea Shell Park facing units.   

Concentrated in between all of the blocks, The Esparis offers a diverse range of facilities for residents to enjoy. The development features a gym for fitness enthusiasts, a clubhouse for social gatherings, and a children’s play area. Additionally, residents can take part in outdoor gatherings with friends and family at the BBQ area, and the various swimming pools to relax and rejuvenate in their free time. 

Price Analysis 

In this section, we will be comparing The Esparis, Whitewater, and Changi Rise Condominium. We chose these two projects to compare due to their proximity, tenure, location, and year of completion. Whitewater is a 99-year leasehold condo in District 18 that was completed in 2005 with 397 units. Changi Rise Condominium, on the other hand, is slightly larger with 598 units in total. This development is also a 99-year leasehold project and was completed in 2004. 

Upon examining the performances of the three developments over the last decade, a clear pattern of growth with increased prices is illustrated for all projects. However, this growth can be attributed to several economic factors and, notably, the impact of the pandemic on the property market from 2020 onwards. For instance, factors such as market sentiment, rising interest rates, and the imbalance of supply and demand for property. 

All three developments have experienced highs and lows with a price increase over time, as highlighted by the uptrend with ascending peaks and troughs. Whitewater has demonstrated the highest growth rate among the three developments, experiencing an increase of approximately 27% from 2014 to Q1 of 2024. In comparison, The Esparis and Changi Rise have experienced growth rates of 26% and 24% within the same timeframe. 

Despite being the smallest in size, and being completed around the same time as the Changi Rise and Whitewater, The Esparis experienced a significant amount of growth. The growth of The Esparis could likely be due to its smaller size, with 274 units offering a sense of exclusivity and creating a higher demand for the limited supply. On the other hand, Whitewater’s growth could also be attributed to its size as that results in economies of scale and due to the higher volume of transactions.  

Unit Mix

The Esparis presents a range of unit options, spanning from 2 to 4 bedrooms and duplex penthouses across its 5 blocks and 274 units. While only comprising a small portion of the unit mix, with just 4 2-bedroom units accounting for 1.5%, and 10 penthouse units constituting 3.6%, the majority of offerings (44.9%) are 3-bedroom with study units. Another category of units that constitute a small percentage (14.6%) is the 4-bedroom with study units.  

As the majority of the units (44.9%) are 3-Bedroom with study units, The Esparis caters to young couples looking to start a family and smaller families looking for a home in a well-connected area of the city with a range of amenities available close by. Along with this option, the 4-bedroom with study and penthouses are a good option for families. 

Floor Plan Analysis

In this section, we highlight our top picks among the available unit types at The Esparis. We aim to provide you with insights that can serve as a guide to finding a unit type that aligns with your preferences and needs. 

2-Bedroom + Study (A1g)

The 2-bedroom + study units at The Esparis vary in size from 1,001 sqft to 1,076 sqft. The A1g floor plan features a layout that has placed both bedrooms on one side of the unit with the kitchen, living and dining areas on the other end with the entrance. The master bedroom is an ensuite, whereas the second bedroom is right next to the common bathroom.   

3-Bedroom(C4)

The featured 3-bedroom configuration type (C4) spans 1,464 sqft with a squarish layout. This layout is perfect for larger or multi-generational families. Alternatively, the walls of one of the common bedrooms can be removed to create a larger living room, resulting in a spacious 3-bedroom setup suitable for family gatherings and daily activities. The bedrooms are strategically positioned for privacy and are all placed on one side of the condo. The well-designed layout further creates defined spaces for the living room, kitchen and dining room with distinct boundaries. Moreover, the balcony provides ample natural light to illuminate the living room and other common places. 

Duplex Penthouse (E1)

The duplex penthouse (E1), one of 10 units available at the Esparis, spans 2,422 sqft and comprises 4 bedrooms and 5 bathrooms across 2 floors. The entrance foyer adjacent to the kitchen directly takes you into the living room and dining room, which are strategically defined with distinct boundaries. This layout also features additional areas like the helper’s room on the first floor. On the other side, there is an ensuite bedroom with a walk-in closet and another bedroom (which can also be made into a study). The upper level features a dumbbell layout with 2 ensuite bedrooms, a family room and a roof terrace. This E1 unit type is ideal for larger families as there is ample space for each member. Moreover, certain rooms can be converted to study rooms or guest rooms as well.
