7 New Launch Condos with 3 bedder below $2M (Year 2022)

If you have been looking around for a new launch condominium, you may have heard that the stocks are running low island-wide, leaving you with limited choices. So, assuming you have a budget of $2 million, looking for 3 bedders, and are not bound by location, what are the few choices available? 

1. New Launch: Royal Hallmark


District: D15 (Katong / Joo Chiat / Amber Road)
Tenure: Freehold
Expected TOP: November 2025
Road: Haig Lane
Total Unit: 32
Price Range for 3 bedders: $1.74m to $1.99m (Subject to adjustment by developer)

Royal Hallmark is a Freehold New Launch development that is expected to TOP in November 2025. Located in the RCR region, this project is also located relatively close to the Bayshore precinct that is poise for development according to URA Master Plan 2022, where more homes will be built, new recreation spaces will be injected, connectivity to be enhanced with the Thomson-East Coast Line and to bring jobs nearer to homes. 

With a direct bus to Dakota MRT Station, and the future Thomson-East Coast line that will serve the East resident in around 2024, which will provide faster and better connectivity to the city area. 

Amenities near Royal Hallmark include:

While this development is accessible to a vast number of amenities, the downside is that it is within 300 metres of Tanjong Katong Secondary School, so it may pose a concern for higher noise levels coming from the school. 

The above floor plan shows a 3-bedroom classic (Type A1). It is a squarish and efficient layout without any odd shapes. Although there are buyers who don’t like having a balcony because it is typically underutilised, however, families with young kids can use the balcony as a designated play area and by doing so, it will not consume the living and dining space. What’s unique with this floor plan is that the home shelter is in the master bedroom which is not commonly seen and may take a while to get used to it. Alternatively, it may also be seen as a positive opportunity to create a walk-in wardrobe. Nevertheless, it is always preferred to have a home shelter (for extra storage) than without it.

Mori is a Freehold New Launch development that is expected to TOP in December 2026. Located along Guillemard Road in Geylang and under 10 minutes walk to Aljunied MRT Station and Mountbatten MRT Station. Known for its buzzing nightlife along the Geylang belt, the design of MORI  adopted the philosophy of Modern Wabi-Sabi Living, as quoted according to Wikipedia “Appreciating beauty that is imperfect, impermanent, and incomplete in nature.” which thus reflect strongly in its architectural design that involves unevenly shape, cracks, roughness, and nature. 

Whether travelling to the East such as Ubi Techpark or Central CBD such as Tanjong Pagar area from MORI, all it takes is an average of 15 mins. Over the weekend, if you like to watch a concert, a sports event, or just chill and have some fun, Singapore Sports Hub is only a mere 5 mins drive.

The developer has also made an effort of building the units facing the residential enclave or the condo facilities to avoid facing directly the main traffic along Guillemard Road.

The above floorplan shows a 3-bedroom (Type F2). The unique selling point of this floor plan is its 3 bed 3 bath and 2 balconies concept. Both the Junior Master Bedroom and Master Bedroom are en suite bathrooms and a common bath along the hallway. What could be better utilisation of space is if there isn’t a balcony in the Master Bedroom then there could be an extended space for a dressing table.  

For families who commute to either East or Central CBD for work over the weekday, then look forward to an active lifestyle over the weekend and pampering you and your family with some supper occasionally along the buzzing district, MORI could be for you.

3. New Launch: Zyanya


District: D14 (Geylang / Eunos)

Expected TOP: December 2024
Road: Lorong 25A Geylang

Price Range for 3 bedders: $1.59m to $1.96m (Subject to adjustment by developer)

Zyanya is a Freehold New Launch development that is expected to TOP in December 2024. Located just a 6-minute drive from Mori and only a 4-minute walk to Aljunied MRT Station. The accessibility to surrounding amenities is similar to MORI but Zyanya tops it up with a unique selling point which is their 3 bedroom + study (dual key) unit. 

Amenities near Zyanya include:

    • Geylang Methodist School (Primary); Kong Hwa School (Within 1km)
    • Canossa Catholic Primary School (Within 1km and 2km)

There are 5 dual keys units in this development and 4 dual keys units are still available at the point of writing (7th Sept 2022) and you can purchase it for multi-generation living or rental income.

The above floor plan shows a 3-bedroom plus study (Dual Key) (Type C2-1). While dual key units are ideal for multi-generation living or rental, this floor plan may pose a challenge to it due to its narrowed triangular odd shape in bedroom 3 and the Master bedroom which causes some restriction to the  walkway along the window area.

Alternatively, their 3 bedroom plus study (Type C2-2) may be a good choice because there isn’t any odd shape as compared to the dual key unit with no wasted space. May also consider adding a door along the foyer to create a dual key concept and as a bonus within the junior master bedroom, there’s even a balcony area to act as a leisure space and to allow better airflow too. 

The combination of both a Freehold tenure plus a dual key unit is now a rare find in the new launch market and that’s an added appeal for this development. 

4. New Launch: Pasir Ris 8


District: D18 (Tampines / Pasir Ris)
Tenure: 99-year from 2021
Expected TOP: June 2026
Road: Pasir Ris Drive 8
Total Unit: 487
Price Range for 3 bedders: $1.88m to $1.98m (Subject to adjustment by developer)

Pasir Ris 8 is an integrated development comprising the residential, commercial, plaza, bus interchange, and even a polyclinic, expected to TOP in June 2026. Pasir Ris 8 is the first integrated development in the heart of Pasir Ris and with almost every amenities under one roof, there isn’t a need to travel out far and beyond. 

Above and beyond all the conveniences, a new central greenway will be built to connect Pasir Ris Town Centre to Pasir Ris park and beach in under 10 minutes, it will be built with elevated cycling and pedestrian paths, furthermore, both the park and beach will be refreshed with added recreational facilities and with bigger play spaces. 

Schools near Pasir Ris 8 include:

The above floorplan shows a 3-bedroom (Type C1) with luxurious space for the master bedroom and able to put a dressing table without having to compromise any space. The balcony may ultimately be under-utilised or be used as a home garden should it interest the homeowner. 

Pasir Ris 8 has sold over 400 units on its launch day have proved its potential either for own-stay or as an investment. Should you plan to exit, there is also a ready pool of HDB upgraders that will be interested in buying over, therefore, we think that it will be easier to exit with a 3 bedder and bigger unit type.

5. New Launch: Bartley Vue


District: D19 (Serangoon Garden / Hougang / Punggol)
Tenure: 99-year from 2020
Expected TOP: July 2026
Road: Jalan Bunga Rampai
Total Unit: 115
Price Range for 3 bedders: $1.87m to $1.99m (Subject to adjustment by developer)

Bartley Vue is a 99-year leasehold new Launch development that is expected to TOP in July 2026. The facing of the tower blocks with its point block enjoying a North-South orientation offer either a city view or low rise view and for those who are facing East and West, they too will have a park view and pool view.

7 minutes walk to Bartley MRT Station, Bartley Vue is also well surrounded by existing HDB, upcoming BTO as well as a commercial district, it will be relatively well located for either own-stay, investment, or for rental income.  

Schools near Bartley Vue include:

The challenge of this development is that shopping malls can be a distance away by driving: 

  • 2km to The Woodleigh Mall (U/C)
  • 2.1km to Kensington Square 
  • 3km to Nex 

The above floorplan shows a 3-bedroom (Type 3A). It is relatively rare to have both living and dining in the same place and such an arrangement helps to have a better communal space for family and friends’ get-togethers. Where the main door and living area are, it does have added privacy should the homeowner choose to leave the door open. 

While the exit audience and rental potential seem strong, what could pose a challenge could be the inaccessibility to shopping malls, unless you drive.

6. New Launch: KI Residences


District: D21 (Upper Bukit Timah/ Clementi Park / Ulu Pandan)

Ki Residences is a 999-year leasehold New Launch development that is expected to TOP in June 2024. This development has a massive land sprawling over 340,000 sq ft and has its design revolving around the Japanese word, Ki, which holds multiple meanings in relevance to Energy, Spirit, Atmosphere, Movement of the spirit, and Emotions of a person.

The developer will be building an added road access along Brookvale Drive that will link directly to Clementi Road which enhances the convenience for residents to get to the main road.

Amenities near Ki Residences include:

Though surrounded by green lush nature enclave, this development is also flanked by both Maju Camp and Clementi Camp, which may not be so appealing to some and although new road access will be built along Brookvale drive, the long walk to Clementi road and back can be a hassle if you don’t drive.

The above floor plan shows a 3-bedroom (Type C2-G). It is a squarish and efficient layout without any odd shapes. Families with young kids can use the balcony as a designated play area and by doing so, it will not consume the living and dining space. 

Ki Residences will be a development that is suitable for one’s own stay over a long term, situated relatively close to the landed enclave, landed owners who are looking to downsize or their children who prefer to stay close to parents have an extra keen preference of buying into this project.

7. New Launch: The Watergardens at Canberra


District: D27 (Yishun/ Sembawang)
Tenure: 99-year from 2020
Expected TOP: June 2026
Road: Canberra Drive

Price Range for 3 bedders: $1.42m to $1.79m (Subject to adjustment by developer)

The Watergardens at Canberra is a 99-year leasehold new launch development that is expected to TOP in June 2026. This development revolves around 3 thematic zones: The Waters, The Gardens, and The Social totaling 65 facilities that spread across the development for a luxurious lifestyle. It is also located 8 minutes walk to Canberra MRT Station and 2 minutes drive to the currently under construction North-South Corridor that is expected to be complete by 2027, where it will directly connect the north region to the city area. 

The North-South Corridor will come with bus priority signals, cycling trunk routes, and pedestrian paths which reduces heavy traffic.

  1. Upcoming North-South Expressway that will help to cut down travelling time, especially during peak hours
  2. Woodland Regional Centre will be the largest regional centre in the North for commercial space 

With this, we think that The Watergardens at Canberra will have both a healthy pool of exit audience from HDB upgraders and quality tenants for rental income.

Conclusion


Based on today’s new launch market, not just that the supply is low and limited, the prices are also inching closer to the recently launched development, such as Amo Residence. Where a 958 Sq Ft 3 bedder unit at Amo Residence was sold between $1,890 PSF to $2,206 PSF and such transaction will eventually set as the new benchmark for future new launches. In other words, to find a new launch condo with 3 bedders below $2m will soon be a thing of the past.
