Reignwood Hamilton Scotts Condo Review – An Undervalued Ultra-Luxury Condo?

Reignwood Hamilton Scotts: An Introduction

Featured in the local and international media many times over the years, Reignwood Hamilton Scotts one of Singapore’s most well-known trophy homes. Its claim to fame is none other than its Sky Garage. Nine years after this ultra-luxe condo was completed, it remains the only development in Singapore that allows owners to bring their cars right up to whichever level they live on, thanks to a high-tech car-lift system from Germany. All 56 units—54 of which are three-bedroom unit types—are served by this car-lift system and each owner has two exclusive car park spaces in the sky.

Of course, the prestige of Reignwood Hamilton Scotts is also down to its prime District 9 locale along Scotts Road. This highly visible location is one that lets the wealthy flaunt their love for cars, which is also to say that having this car-lift concept tucked away in the nearby Claymore or Cairnhill neighbourhood, or in a location with a clutter of buildings, simply wouldn’t make sense. So this Scotts Road location really looks like the ideal spot for an ultra-luxe condo with a sky garage.

As with ultra-luxe properties, proximity to national landmarks such as Orchard Road and the exclusivity of the neighbourhood it is located in are more important considerations than how near the property is to schools or MRT stations. But Reignwood Hamilton Scotts gets the best of both worlds. It’s a three-minute walking distance to Newton MRT interchange, a seven-minute stroll to Newton Food Centre and within 1km to the two renowned primary schools of Anglo-Chinese (Primary) and Anglo-Chinese (Junior).

Reignwood Hamilton Scotts is also designed so that the main facades of the units face away from the main road and towards Goodwood Hill Estate, which is a massive oasis of lush greenery untouched since the colonial era, and with a collection of black-and-white bungalows. What this means is that residents here in units above the tree-line will be treated to magnificent permanent greenery views towards the northwest direction, and an unblocked view like this is something that is truly rare even among ultra-luxe condos in Singapore.

Let’s dive deeper into a full-review of the condo and see whether this is truly worth considering and what kind of budget is required to afford this one-of-a-kind development.

Developer Profile

Originally this condo was known as Hamilton Scotts. It was developed by local developer KOP Holdings and was completed back in June 2012 with unsold units. In 2013, KOP Holdings sold the balance of 36 unsold units to a Chinese firm—Reignwood Group—for an undisclosed sum. This was a full acquisition of the development and the condo was renamed Reignwood Hamilton Scotts.

The units on the market right now are owned by Reignwood Group, who are the sellers and based on recent transactions and from what we know, they are letting go of these units at what looks to be a golden opportunity for high-net-worth investors hunting for undervalued properties.

Unit Mix, Pricing and Maintenance Fee

Reignwood Hamilton Scotts consists of predominantly spaciously-appointed three-bedroom unit types, which are located from the 2nd to 28th floors with two units on each level. Each unit is served by a private lift.

The two three-bedder units on the 28th storey are called junior penthouses. The layout is exactly the same as the three-bedroom units in the development, with the exception of a double-volume ceiling over the living area. (We’ll review the unit layouts in detail later.)

List prices between levels differ quite a fair bit between each floor. Prices for the lower floors increase by about $55k to $60k for each level higher, and this goes up to a $320k difference for the highest floors. This means that, for the same 3-bedroom unit type, there is a $1.58 million price difference between the second and 27th floors.

Pricing-wise, we’re also seeing a disconnect between recent transacted prices of units sold by individual owners and the List Prices from Reignwood, which are about 25% to 35% higher. Obviously, this is a huge difference. The transacted psf prices of $2,600 to $2,700 puts this ultra-luxe property at the entry-to-mid level luxury price point for comparable resale condos of a similar age. That being said, Reignwood has indicated that the list prices are negotiable and all units sold by Reignwood are renovated and fully furnished.

There’s something else that stands out: The maintenance fees at Reignwood Hamilton Scotts are one of the highest among condos in Singapore, along with Sculptura Ardmore and The Ritz Carlton Residences Cairnhill. We reckon that the high maintenance fees here come down to the cost of maintaining the car-lift system, in addition to having a specialised crew on call 24/7 to remedy any issue that might arise.

With that being said, a very important point to note is that the sky garages and the car lifts are not part of the saleable strata area. Like regular condo car park lots, these are classified as common areas.

In other words, the sky garages, even though they aesthetically look and feel like an extension of a unit’s living room, are not part of the square footage of the unit and are therefore not part of the unit’s price, and this is great because each sky garage measures a massive 600 square feet.

Location Analysis

Located within District 9, Reignwood Hamilton Scotts is one of only five condominiums located along the 1.2km-long Scotts Road, which stretches from Orchard to Newton MRT. Scotts Road is considered to be a premium address in Singapore. Although Reignwood Hamilton Scotts is the only ultra-luxe condo with the Scotts Road address, it actually has only the second-highest median per square foot (psf) transaction price after Scotts Square ($2,609 versus $3,451).

The highlight about the location of Reignwood Hamilton Scotts is also the fact that it directly overlooks the vast tract of greenery in Goodwood Hill Estate. Measuring about 28 football fields in size, this area is populated by nothing but trees, green fields and a small number of colonial bungalows. And all units get an extremely quiet facing, utmost privacy and on higher floors an unobstructed view across this entire green oasis. And as you go even higher, you can even gaze across the entire Bukit Timah district with a direct line of sight towards Bukit Timah Hill.

It’s also important to note that the main frontage across Goodwood Hill Estate is northwest facing, which means that units will have a degree of afternoon sun exposure that’s most direct in June. That being said, owners can mitigate any heat gain with solar films, if the unit does not already have them installed. We also love the gorgeous sunset views over Bukit Timah that’s possible from the higher floors here. The living rooms and balconies of each regular 3-bedder unit also open up to the side, which is southwest for Stack 1 and northeast for Stack 2.

Although Stack 1 will get more afternoon sun, it does give owners an additional unblocked view south towards Orchard Road, whereas the northeastern views from the living and balcony of Stack 2 will be mostly blocked by Sheraton Towers hotel and Scotts Highpark condo. Knowing this, the seller Reignwood prices Stack 1 higher than Stack 2, by about 1.5% or thereabouts for the higher floors.

In the meantime, the rear frontage of the building faces a high-rise government building housing the National Environment Agency and other departments—this is about 50 metres away across Scotts Road so there is more than sufficient separation.

And even though this is a high-end condo aimed squarely at lovers of fine cars, the fact that this plot of land is within 250 metres of Newton MRT interchange actually matters a lot from a land value point of view. Long-term property value is further augmented by the fact that there are two renowned primary schools, Anglo-Chinese (Primary) and Anglo-Chinese (Junior), within one kilometre and these are both all-boys’ schools.

Meanwhile, the Orchard Road shopping belt is less than a kilometre away. Although the journey from Orchard to Reignwood Hamilton Scotts takes just two minutes, the journey in the other direction involves a slight detour around Newton Circus, which gets pretty congested sometimes.

In fact, all cars coming out of Reignwood Hamilton Scotts will have to navigate Newton Circus, and looking at the lighter side of things this means owners will get the opportunity to showcase their luxury rides to more drivers. Access to the CBD by car also isn’t the most straightforward but this shouldn’t pose an issue to whoever buys a unit here.

Other notable amenities nearby include a remarkable collection of restaurants including Sheraton Towers hotel next door, whose dining establishments are a long-time hit with the high-net-worth crowd. And then in the immediate vicinity you also have the very exclusive Tanglin Club as well as the American Club. There’s also renowned preschools and schools in the area such as Anglo-Chinese (Barker), SCGS, SJI and the NUS Law Faculty.

District and Area Price Trend

Generally, prices of Core Central Region condos, in particular in freehold and 999-year leasehold developments in District 9 and District 10, have continued to show a consistent uptrend following the property boom in the 2000s.

In particular, the median psf price of condos within 500 metres of Reignwood Hamilton Scotts have tended to stay above District 9’s median psf price, indicating that this is a more-prime-than-average location within D9 itself.

The area within a 500m radius of Reignwood Hamilton Scotts encompasses more than 50 other developments, including the ultra-luxe The Ritz Carlton Residences Cairnhill as well as Eden, which was recently involved in a high-profile sale of the entire development to a single buyer for $293 million, or about $4,837 psf.

In general, the nearer in distance to the Orchard Road core, the higher the psf price that projects of a similar caliber and positioning tend to command. Both Eden and Ritz Carlton Residences, which are located in the Draycott and Cairnhill neighbourhoods, are closer to Orchard and that plays a part in fetching a higher price. But to discern the true value of Reignwood Hamilton Scotts, we’ll have to dive into the pros and cons of the development and the units themselves.

Reignwood Hamilton Scotts Condo Facilities

Like a lot of luxury residences in the prime district, this isn’t a condo that’s known for its range of facilities, because the luxe clientele probably prefers heading to an exclusive club anyway.

That being said, owners will still find a decent-sized 45-by-7.2-metre swimming pool as part of Reignwood Hamilton Scotts, located on the quiet side of the condo’s ground level. And there’s also a play pool, jacuzzi, BBQ area and a decent-sized gym with high-grade US TechnoGym equipment.

As is requisite for ultra-luxe condos, there is a concierge service provided for residents. But unlike the 24/7 concierge over at The Ritz Carlton Residences Cairnhill, the concierge service at Reignwood Hamilton Scotts operates only from 7:30am to 7:30pm on weekdays and 9am to 5pm on Saturdays, with no service at other times and on Sundays. In addition to 24-hour security, there’s also a daily breakfast service at the condo’s ground floor dining area.

One little known fact is that, aside from the sky garages, each owner gets an additional one non-designated parking lot in the basement, which brings the total parking spaces for each unit to three.

Unit Layout and Floor Plan Analysis

From the 2nd to 27th storeys, the residential block has only two stacks. The stacks are made up of three-bedroom, 2,756 sq ft units with a similar layout and mirrored on each level. And the ceiling height is uniformly 2.9 metres, which is average for a standard luxury residential development.

Each unit is accessed by private lift from the first level or basement carpark, which residents can ride up to their unit after parking their car in the car lift. The lifts are equipped with and activated by biometric access, and the car lift only takes a minute or two to transport the vehicle to the resident’s unit.

The private lift at unit level opens up directly to a compact foyer looking out towards the greenery views of Goodwood Hill Estate, and the main entrance welcomes the resident to the living room. The living room, which measures about 500 square feet, makes a fantastic first impression. Not only does it open up with windows in two directions, it also provides a full gallery view of the cars parked in the sky garage.

Because of the sheer size of the balcony, which including the planter measures a whopping 546 sq ft, a secondary living and dining area can be set up here, together with perhaps a hammock or lounge chair or two. That being said the balcony can only be accessed from the living room, and not from anywhere else including the bedrooms.

The dining area occupies a separate space from the living room and is co-located with the unit’s open kitchen, which comes with a small enclosed area for heavy cooking. Although the dining and kitchen space faces Scotts Road and doesn’t give much of a view, it still lets in ample natural light. The centrepiece here is actually the open kitchen’s ultra-long semi-island countertop, which is the ideal set up for a relaxed dinner or buffet. And we love the fact that even after accommodating a 10-seater table, there’s still room to line the opposite wall with a wine cabinet.

Another highlight about the regular three-bedder units at Reignwood Hamilton Scotts is that all bedrooms are ensuite. Although many affluent buyers consider ensuite bedrooms a must, many newer high-end condos fail to provide fully en-suite bathrooms, with many opting for semi-ensuite or a jack-and-jill entrance instead which can get a bit awkward.

So with every bedroom in Reignwood Hamilton Scotts having an ensuite bathroom, every occupant here is assured maximum privacy, especially since the bedrooms themselves face towards the magnificent Goodwood Hill Estate. The size of the common bedrooms are 231 and 236 square feet and this includes space for a full-height 10-feet wardrobe as well as a king-size bed.

The master bedroom, last but not least, is a very fitting sanctuary for the owner of an ultra-luxe condo. We like the fact that the actual sleeping space is not immediately visible from the bedroom door. Again a king-bed will have no issues being placed here with a lot of room to spare, and there’s also a walk-in-wardrobe, which has its own entrance to the master bathroom. The master bathroom has the requisite his-and-hers sink, as well as separate bathtub and shower stall. Nothing is out of place.

The Junior Penthouse is simply the 3-bedroom unit type with the addition of a 473 sq ft void area with windows in the living area. Buyers who like high ceilings must be aware that not only does this void area add to the cost of the unit, here at Reignwood Hamilton Scotts it also instantly raises the monthly maintenance fee by $1,947, compared to the standard three-bedder unit.

Occupying the top three-levels (29th, 30th, 31st) of Reignwood Hamilton Scotts are the development’s two 4-bedder penthouse units, which measure 6,974 sq ft each and come with an internal private lift. What’s unique compared to other multi-storey penthouses is that the main entrance to these units are situated on the middle storey instead of the bottommost floor:

  • 29th storey: Bedrooms, Family Room, Pantry and Sky Garage access

  • 30th storey: Living Room, Dining Room, Dual Kitchen, Powder Room, open-to-sky Plunge Pool and Pool Deck

  • 31st storey: Roof Terrace

The most obvious point of difference in terms of luxury for the penthouse unit is the plunge pool, which measures an estimated 98 square metres or about 1,055 sq ft. The sheer size of this makes it one of the largest private pools within a condo unit in Singapore. That said, with such a large footprint, we would have appreciated this pool more if there was a section for a jacuzzi, or perhaps a heated onsen pool.

Now, there are some other curious aspects of this triplex penthouse layout that we want to highlight. Firstly, the living room on the 30th storey no longer offers residents a direct view of their cars in the Sky Garage, because the vehicles are parked one floor below. There’s also no way to view the cars on the 29th level without physically accessing the sky garage.

Also, the size of the additional common bedroom is considerably smaller than the other common bedrooms, to the extent that a queen-size bed might not fit within this space. However, this room has an open-to-sky roof terrace facing Scotts Road, and this makes it a good guest bedroom, hobby room or study room.

Another point to note is that there is no ensuite bathroom with the additional common bedroom; to remedy this, one of the common bedrooms that was originally an ensuite in the regular 3-bedder layout has been turned into a semi-ensuite with two door openings to the bathroom. To be honest, we feel that the developer and architect could have tried a little harder to fit in a decent sized 4th bedroom at least, to really differentiate the penthouse from the regular 3-bedders without having to compromise on the ensuite bedrooms.

In any case, the four-bedroom, triple-storey penthouse unit feels very much like a “3-bedder plus study” across two floors, especially since the topmost floor is essentially just a bare roof terrace. Buyers should also be aware that the master bedroom and the two larger common bedrooms are directly below the plunge pool above. Feng shui believers might be especially concerned with the placement of water directly above bedrooms.

At a list price of $30 million, the penthouse at Reignwood Hamilton Scotts honestly faces a lot of competition from prime district penthouses in both newer and older developments, especially from penthouses that deliver four full-sized bedrooms.

Another penthouse that’s currently available and along Scotts Road is at the already completed Scotts Tower. This is a 3,261 sq ft, three-bedroom duplex penthouse with an asking price of $13.13 million, and we recently did a video review of this unit. And at the $13 million price point this directly competes with the single-storey junior penthouse at Reignwood Hamilton Scotts. And at around the $13 to $18 million price point the buyer is really spoilt for choice in Singapore prime’s districts with developments like Skyline @ Orchard Boulevard currently having a couple of balance units as well.

Comparative Analysis: Reignwood Hamilton Scotts vs Competing Condos

In picking the new launch and resale condos to compare against Reignwood Hamilton Scotts, we picked not only prime freehold District 9 and 10 condominiums with an ultra-luxe positioning but specifically those with largely similar attributes, such as age, unit floor area, facilities available, the kind of view and whether the bedrooms are all ensuite like the units in Reignwood Hamilton Scotts. And in doing so we arrived at the following list of developments:

  • The Ritz Carlton Residences Cairnhill – Resale

  • Skyline @ Orchard Boulevard – Resale

  • Scotts Highpark – Resale

  • Tomlinson Heights – Resale

  • Parkview Eclat – Resale

The list price of Reignwood Hamilton Scotts is in the range of The Ritz Carlton Residences or even Skyline @ Orchard Boulevard, but the sellers have moderated the quantum to the level of Tomlinson Heights and Parkview Eclat even though maintenance fees remain at the level of The Ritz Carlton Residences.

Notably, Tomlinson Heights and Parkview Eclat all offer unblocked views over landed housing estates, and are also within walking distance of the upcoming Orchard Boulevard MRT station. Meanwhile, the nearby Scotts Highpark condominium provides keen competition at a slightly lower level of interior luxury but with ensuite bathrooms for most of its common bedrooms. Many of the larger units at Scotts Highpark also enjoy an unblocked view across Goodwood Hill Estate.

It’s important to note that all of the condos listed above provide at least two parking lots per unit. This is where Reignwood Hamilton Scotts has the edge, because each unit gets three lots consisting of the two sky garage parking spaces and one basement lot.

Take away the sky garages, and we feel that Reignwood Hamilton Scotts is most similar to Tomlinson Heights in terms of the levels of luxury in the development and within the unit. They’re each a single tower block with two stacks. Both condos provide a concierge and similar facilities, and the 3-bedroom unit configuration for the two condos is similar not only in terms of floor area but also in that all bedrooms have ensuite baths and that units have private lifts and unblocked frontages.

For the three-bedroom unit types in Tomlinson Heights and Reignwood Hamilton Scotts, recent average transacted prices are also very similar. The key difference is that the maintenance fee at Tomlinson Heights, at $1.2k a month for a three-bedder, is a fraction of that of Reignwood’s. Completed in 2016, Tomlinson Heights is also about four years newer than Reignwood Hamilton Scotts.

Looking at the floor plan comparison that is sized to scale, the main difference is that the three-bedder at Tomlinson Heights doesn’t offer separate living and dining areas. The living and dining areas of a three-bedder at Reignwood Hamilton Scotts are also larger in size and have much larger windows, and the effect is that the home’s common areas look and feel grander and more luxurious.

That being said, the bedroom sizes at Tomlinson Heights are comparable to that of Reignwood’s, and there is an additional space for a family room. There’s also storage space in the form of a household shelter, and the breakfast deck is a pretty nice touch. Buyers wanting more internal space might also prefer the smaller balcony at Tomlinson Heights, although again the smaller balcony space and the lack of a powder room means that the Tomlinson Heights three-bedder doesn’t connote the same level of ostentatiousness as Reignwood’s.

Also similar is Parkview Eclat along Grange Road. Built in 2009, this is a slightly older development compared to Reignwood Hamilton Scotts, but it is built with high-end luxury in mind and an equally magnificent view to boot. All bedrooms are ensuite and there are walk-in wardrobes for the common bedrooms, while the master bedroom is larger than Reignwood’s.

Like Tomlinson Heights, the living and dining areas of the Parkview Eclat unit are combined, but at about eight metres from end-to-end the space here rivals that of what you’d see in a landed property. The dry and wet kitchens are also very well proportioned, and there’s the requisite powder room and a private lift.

Furthermore, the Parkview Eclat balcony has an integrated spa pool for residents to literally soak in the views. So we’d say that minus the sky garage the level of luxury at Parkview Eclat, which also extends to its facilities, is very much on par with Reignwood Hamilton Scotts.

That being said, Parkview Eclat is located along the much quieter Grange Road, and doesn’t stand out from its surroundings as much as Reignwood does. So for the buyer who wants to be seen and would like to live in a more iconic development, Reignwood Hamilton Scotts will arguably be the more obvious choice. Again, take note that the maintenance fee for a Parkview Eclat 3-bedder is about half that of the same unit type at Reignwood Hamilton Scotts.

Finally, it’s worth taking a look at Scotts Highpark which is just a hundred metres away from Reignwood Hamilton Scotts, for proximity sake. At around the same quantum, Scotts Highpark gives more square footage and an additional bedroom, but again the perceived level of luxury is lower than that of a unit at Reignwood Hamilton Scotts.

If we were to argue that Reignwood Hamilton Scotts is at least as high-end and luxurious as Tomlinson Heights and Parkview Eclat, then at its recent transacted psf prices Reignwood Hamilton Scotts appears to be undervalued anywhere from 2% to 7%.

In fact, the argument that Reignwood Hamilton Scotts is undervalued only becomes clear when you compare condos that are at the same quantum at Reignwood’s list price, rather than its recent transacted prices. That naturally brings us to a comparison with The Ritz Carlton Residences Cairnhill and similar ultra-luxe developments.

Here we can see that the allocation of spaces is very similar between the two three-bedders at Reignwood and The Ritz Carlton Residences. You see the same level of importance being given to the living, dining and balcony areas in terms of space, which is simply a notch above Tomlinson Heights and more ostentatious than Parkview Eclat. Finally, by putting Reignwood’s floor plan next to ultra-luxe development like The Ritz Carlton Residences Cairnhill, we see that Reignwood Hamilton Scotts should justifiably be in the same league in terms of luxury.

Where The Ritz Carlton Residences has the advantage is its signature Ritz Carlton concierge service that is provided round-the-clock. Also, for roughly the same number of units (58 versus Reignwood’s 56) the condo site is 64% larger and is able to accommodate a tennis court and an iconic maze with gazebo, which really ups the ante in terms of how luxurious the development appears to outsiders.

For a three-bedroom unit, the maintenance fee at The Ritz Carlton Residences Cairnhill is also slightly higher, but many might argue that with the butler services and the Ritz Carlton brand name, the fee is justified.

The average transacted price of a three-bedroom, 2,831 sq ft unit at The Ritz Carlton Residences in the past two years is about $10.18 million, which translates to about $3,595 psf. Reignwood Hamilton Scotts is officially listed in this price range but has obviously been transacting for much lower. The question now is, if we establish that Reignwood Hamilton Scotts is somewhere in between Parkview Eclat and the Ritz in terms of luxury, where in the psf continuum does the price fall, and what should the true value of Reignwood’s three-bedder units be?

Whatever the answer, one thing is clear: at a median transacted price of $7-odd million, a unit at Reignwood Hamilton Scotts is definitely undervalued based purely on the price-versus-luxury proposition of condos in prime areas near to Orchard. Currently falling short of true market value, Reignwood’s three-bedroom units have the potential to appreciate in line with the broader trend back towards the $10-$11 million mark when the Core Central Region property market picks up again, so an purchase, even at around the list price, the can be considered astute.

In any case, high-net-worth buyers that are also open to new launch developments might also want to consider the upcoming Park Nova in District 10, although when it comes to potential upside, it could be D9 condos near Newton that may benefit the most.

Future Development and Upside Potential

There’s an advantage the Reignwood Hamilton Scotts has that condos in the Tanglin area, such as Tomlinson Heights and Parkview Eclat, don’t really carry, and that is the condo’s proximity to Newton MRT interchange. Much of the land around the MRT station’s exits have yet to be developed, or are currently underutilised as low-rise office buildings.

These parcels of land, which are marked with a yellow colour on the URA Master Plan, are currently zoned as Reserve Sites. This means a definite use for the land has yet to be decided upon.
