Proximity to MRT stations correlated directly with capital appreciation, with older condos near NEL stations experiencing strong resale momentum.

The future CRL interchange at Hougang has already begun pricing in growth, even though it's not operational yet.

Implication: The MRT catalysed placemaking and densification in D19. It evolved from a commuter town into an increasingly self-sustaining urban cluster.

D20 – Bishan / Ang Mo Kio / Thomson

As a mature town, D20 had already enjoyed decent connectivity via NSL. However, the introduction of TEL stations (Upper Thomson, Bright Hill) created a second wave of price escalation — especially in precincts like Sin Ming and Upper Thomson Road.

Freehold projects near Bright Hill and Thomson MRT saw resale prices leap above $2,000 PSF, even in older developments.

Bishan continued to enjoy demand buoyancy from schools and centrality, but MRT-linked projects appreciated faster.

Ang Mo Kio’s resale market was reignited by the upgrading effect from the CRL announcement and TEL opening.
