The journey from start to end

Many people ask us:” What goes on at PropertyLimBrothers when I get one of your agents to sell my house?” Today, we are going to take you on a step-by-step journey on what we do daily to ensure that our client’s property is sold quickly at the best price and to the best buyer.

Say you want to sell a house with us and you give us a call, here’s what we do.

Engagement & Meet Up

We begin the engagement by first contacting you for a consultation. This first step is for us to understand your plans for selling the house and to arrange an in-person appointment where our team will meet you at your property.

During the first visit, our team would also like to better understand some intrinsic characteristics of property, interior renovations done up, and any other inherent plus points as these would help to provide value-add to the perceived value of the property. Our team will also snap some reference photos and videos of the home for discussion, not for advertising. We will then head back into office and discuss with our team the Marketing Strategy and Positioning for your property as well as prepare a Home Styling Consultation Proposal.

Consulting with our Team

Next, a PLB Marketing Plan will be crafted with a Draft Marketing Angle/ Positioning, Pricing Strategy and our Marketing Campaign Fees Structure, and be sent over for your perusal. A Home Styling Proposal will also be sent over. We are always happy to have a 2nd round of discussion to iron our further details or provide clarification to queries.

Marketing Prep Work

Once our clients have decided to onboard with the PropertyLimBrothers team, here’s a brief rundown of what happens next.

Our Listings team will be managing the entire timeline and will update you shortly on the sequence of events that would be happening next and their relevant dates & time slots.

 Typically, a PLB Decluttering guide will be sent over for you to kickstart the decluttering and tidy up process. Painting & Touch up works will be done first, followed by Home Staging & Styling by our Staging consultant partners. The finale would be the Media Shoot which includes wide angle photography, the Virtual Mapping Matterport Tour, and the PLB Signature Video home tour shoot.

Firstly, for homes that require just internal paintwork and touch ups, we will usually take about 3-4 hours depending on the extensiveness of the areas for repainting. For home staging, it generally takes about 3-6 hours depending on the extensiveness of the staging and size of the property.

 Lastly, it takes around 14-21 working days from the Media Shoot Date for the Video post production works to be done & ready for launch. The website links to all the marketing portals, and social media links for the video will be sent across by our Digital Marketing team for your reference too!

 After which, we are off to kickstart viewings for the property!

Shoot Day

After all that marketing prep work, the exciting part starts here! It is finally time for our specialty – the signature home tour that PropertyLimBrothers is known for. With everything arranged and prepared beforehand, our photographers and video crew sweep through the property and capture all the content that we need.

Post Production & Launch

Now that the shoot is out of the way, our real work begins! To create a marketing video, our team edits the videos, adding in subtitles and music, and adjusts the fine details like brightness, colour-grading and contrast. However, it’s not as simple as editing and exporting. We recreate your floor plans and convert these into engaging 3D renderings and 2D animated floor plan  so that potential buyers can better visualise the house.

On the marketing side, we start copywriting for the ads that will eventually be put up on the various websites and social media. We have a digital back-end team that looks at how to best target our ads to reach the right pool of buyers. To be thorough with our marketing, we develop dedicated landing pages for each property, upload postings on property portals, and prepare informative brochures containing all the necessary information about the property for buyers.

We know that many people use social media nowadays as their primary means of content and aim to target these audiences that matter the most. Our in-house social media team manages the content that goes up on Youtube, Instagram and even TikTok!

Once everything is ready, we release the content through all our social media channels and monitor and keep track of the response. And on a weekly basis, have a follow up session with our Social media partners like Facebook, youtube etc. You will be updated on the marketing progress and response throughout this process.

Buyers start coming in

This is when you can see be kept abreast of the performance of our property listing. Once the ads go “Live”, interested buyers contact us and arrange for viewings and open houses. Of which, close to 7 out of 10 potential buyers have watched the Video Home tours before enquiring about a property listing. Nevertheless, we track how the audience is responding to our ads and we adjust our targeting to follow.

We can receive responses via text messages , phone calls, online enquiries, and social media platforms. After sorting through them, we will contact qualified buyers to help answer any queries and eventually schedule a viewing of the property. After viewing, regular follow-ups are done with buyers who came down for us to garner ground responses as well as see if they would be keen to put up an offer if they liked the property.

At the same time, we would also welcome any further questions and help answer them as well as invite them for a subsequent viewing if buyers would prefer to. Eventually, reeling in the “right” buyer who appreciates your property as much as you do.

Sealing the deal

Even with interested buyers, closing the deal is not a given. Sometimes this takes only a day, sometimes a week, sometimes a month, although we can never be certain. But what we do believe for sure of is that every property can be sold. Upon receiving any offers, our team would discuss internally and also share our thoughts and recommendations on this offer.

Of course, you will have the final say in choosing whether to accept the offer, or make a counteroffer to the buyer. Based on the situation, we would provide you with advice on strategy and on pricing and negotiations.

Tying up loose ends

Congratulations! Now we move to the last step which is to handle the admin matters of the sale, sharing recommendations of Legal firms if needed, and guiding you towards the successful completion of the sale.
